Pinnacle Partners and Trilogy Investment Company have partnered to launch a new Build-to-Rent (BTR) Opportunity Zone Fund. The Fund seeks to raise capital from accredited investors to develop three BTR communities in Decatur, GA, Augusta, GA, and Huntsville, AL.
Build-to-Rent (BTR) properties have become increasingly attractive to investors seeking the potential of stable cash flow and long-term appreciation since they typically see premium monthly rental rates and lower vacancy rates. Not only that, but in our experience, BTR properties also tend to attract stronger renter profiles who prefer longer term leases compared to other multifamily properties.
Besides offering an opportunity to invest in this growing asset class, the Pinnacle/Trilogy BTR OZ Fund also offers the tax benefits that come with investing in Qualified Opportunity Zones. Key benefits include deferring capital gains tax for eligible gains, elimination of taxes on OZ investment gains and no depreciation recapture. This partnership also brings together Pinnacle’s expertise in raising and managing capital and Trilogy’s development and asset management experience with the BTR product type.

The Pinnacle/Trilogy BTR OZ Fund launch also follows Pinnacle Partners’ successful closing of two BTR projects with Trilogy Investment Company through the Pinnacle Partners OZ Fund VIII. This closing includes a NoDA, townhome development in Charlotte, NC, and Avondale Station, a single-family home development in Avondale, AZ.
